Great room small bedroom and media room are in floor radiant heating
 
The house is very well insulated and the worst winter heating month in 3 seasons
was $ 325.00 that is with a 70 degree setting average
general averages in winter $ 215.00,
 Summer is dependent on pool heater use and averages less then $ 100.00 a month,
 
 The home is equipped with a 80 gallon boiler mate system which is just fantastic.
 
Electric averages around  $ 125.00 a month with up swings from pool pump use to about $ 225.00 in summer depending on usage
Although with the new pool pump and 22 seer air conditioner it is much more efficient and this summer it has been staying around $ 150.00 or less.
 
New water softener and house filter although that is on a rental basis from mccardel culagan and  is $ 63.00 per month
 
6 lots total all the way up to the corner of Reynolds and Lakewood dr
Totaling over 2 acres largest lot on the lake
 
Other major remodeling was done xxxx and up roof, siding, etc and all is in fantastic condition.

The Fishing is fantastic and the neighbors are great!
 
 
 
Talking with several contractors the replacement cost to build  this home would be over $ 400,000 the pool separate from that at about $ 45,000
 The fully insulated and heated garage also separate around $20,000
 
Given the average SQ FT build cost in Michigan right now is between $ 80.00 and $150.00 a SQ FT depending on quality of home being built
 
So for our purposes we will use $100.00 a SQ FT average
 
 
Home: xxxx plus SQ FT $420,000
 
Pool:  approx $45,000 give or take, The general consensus  is this cost would be for a baseline in-ground pool, the cultured stone surround and extensive brickwork make it hard to be exact and kidney shapes are a bit more then general shaped
 
Garage: $20,000 here again not exact but in the ball park fully insulated heated with drywall and center drain, A little higher ? Lower?
 
 
Extensive Brickwork cultured stone landscaping:
 cost not sure
When my mother had a stone porch put on back in the xxxx's that was $8,000 and that was a 1/10th the scope of work done here so ? so I will guess on this stone work about $20,000 or better.
 
Irrigation system: well the new pump and heads cost us this year $2,600
 so replacement of the whole system about $8,000 to $10,000 According to the Irrigation company
 
 
And of course what is 2 acres with 180 ft of water frontage worth?
 as the above building costs do not reflect the land
40K? 80K? 100K or over?
 
I myself would go with a mid range and say around 80K for 6 lots 180 ft frontage on a lake in Benzie County
 
So the conservative replacement would be around $593,000 to recreate,
 And i would assume I am missing some items so this is I believe a truly conservative estimate.
 
 
Sale price $369,000 or about half its replacement cost
